Who needs a commercial gas safety certificate
Under the Gas Safety (Installation and Use) Regulations 1998, anyone who employs staff or controls premises with gas appliances must keep those appliances, flues and pipework in a safe condition. In practice that means a yearly inspection by a Gas Safe registered engineer, with a written record you can show to an insurer, a landlord, a letting agent or an environmental health officer. What the inspection covers
The engineer checks every gas appliance on the premises and the installation that serves it:
- A tightness test on the gas installation.
- Burner pressure and gas rate on each appliance.
- Flue flow and spillage tests, so fumes are cleared safely.
- Ventilation for each appliance and any plant room.
- Safety devices, such as flame failure devices and, in kitchens, the gas interlock.
- Isolation valves and emergency controls, which must be accessible and labelled.
The record is completed and handed over on the day of the inspection. Inspections can be booked before opening, after closing or at weekends so you do not lose trade.
