What landlords in Wales must do
Under the Gas Safety (Installation and Use) Regulations 1998, a landlord must:
- Have every gas appliance, flue and the pipework they provide checked by a Gas Safe registered engineer every 12 months.
- Give tenants a copy of the gas safety record within 28 days of the check, and give new tenants a copy before they move in.
- Keep each record for at least two years.
- Have any fault found during the check repaired before the appliance is used again.
In Wales, the Renting Homes (Wales) Act 2016 adds another reason to stay up to date. A landlord who has not given the contract-holder a copy of the current gas safety record cannot serve a no-fault notice (a section 173 notice).
Who books landlord checks with us
- Private landlords with one or two homes in Cardiff.
- Student landlords in Cathays, Roath and Plasnewydd, where the check needs to be booked around term dates.
- HMO landlords with several gas appliances in one building.
- Letting and managing agents who book checks for their landlords.
What the landlord gas safety check covers
- A gas tightness test on the installation.
- Burner pressure or gas rate on each appliance, such as the boiler, gas fire, cooker and hob.
- Flue flow and spillage tests.
- Ventilation for each appliance.
- Safety devices, such as flame failure devices.
Most checks take 45 to 60 minutes. The record is completed on the day and can be emailed to you and your agent.
Booking around your tenants
KB Heating & Plumbing can arrange access directly with your tenants or your agent, so you do not have to be there. If a tenant cannot be reached, you will be told straight away so you have a record of the attempt.
If an appliance fails
The engineer makes the appliance safe, explains the fault and gives you a price. Many faults can be fixed on the same visit. See gas appliance repair and boiler repair.
Landlord gas safety certificate cost in Cardiff
The price depends on the number of appliances and is confirmed when you book. Landlords with several properties can book their checks together, and a boiler service can be done on the same visit.
Landlord gas safety FAQs
How long does a landlord gas safety certificate last?
12 months. A check can be done up to two months before the deadline and keep the same expiry date.
What happens if I miss the deadline?
Book the check as soon as possible. Failing to keep a current record is a criminal offence and, in Wales, it also stops you serving a section 173 notice.
Do I need a certificate if I let a room in my own home?
Yes. The rules cover lodgers too, for the appliances you provide.
Is a boiler service the same thing?
No. A gas safety check covers every gas appliance. A boiler service maintains the boiler itself. Both can be done on one visit.
