What landlords must do
Under the Gas Safety (Installation and Use) Regulations 1998, landlords in Wales and England must:
- Have every gas appliance, flue and the pipework in a let property checked by a Gas Safe registered engineer every 12 months.
- Give existing tenants a copy of the gas safety record within 28 days of the check, and new tenants a copy before they move in.
- Keep each record for at least two years.
- Have any fault found during the check repaired before the appliance is used again.
KB Heating & Plumbing carries out landlord checks across Cardiff, including student lets in Cathays and Roath and HMOs with several gas appliances. Landlords can read more on the landlord gas safety certificate page.
Who else needs a gas safety check
- Homeowners who want peace of mind, especially in an older property.
- People buying or selling a home.
- New occupiers who do not know when the gas was last checked.
- Anyone whose mortgage lender or insurer asks for a current certificate.
What the gas safety check covers
The engineer checks every gas appliance in the property, such as the boiler, gas fire, cooker and hob, and the pipework that serves them:
- Gas tightness of the installation.
- Burner pressure or gas rate on each appliance.
- Flue flow and spillage tests, to confirm fumes are cleared safely.
- Ventilation for each appliance.
- Safety devices, such as flame failure devices.
Most checks take 45 to 60 minutes, depending on the number of appliances. The certificate is completed and handed over on the day.
If an appliance fails
If an appliance is found to be unsafe, the engineer explains the fault, makes it safe, and quotes for the repair. Faulty appliances can often be repaired on the same visit. See gas appliance repair.
Gas safety certificate cost in Cardiff
The price depends on the number of appliances and is confirmed when you book. Landlords with several properties can book their checks together.
Gas safety certificate FAQs
How long is a gas safety certificate valid?
12 months. A check can be done up to two months before the deadline and keep the same expiry date.
Is a CP12 the same as a boiler service?
No. A CP12 is a safety check of every gas appliance. A boiler service maintains the boiler itself. KB Heating & Plumbing can do both on one visit.
Do you do commercial gas safety certificates?
Yes. See commercial gas safety certificates.
